How It Works

  • Once you select a home, you place your $5,000 refundable deposit on the unit and discuss your strategy for purchase depending on your future goals.

  • AMARI’s legal team drafts a Sales Contract after you have provided the documentation required to complete the contract. The Sales Contract fees are the responsibility of AMARI.

  • Once the contract is complete, all parties sign via Docusign, and 3 physical signatures are delivered through DHL for everyone's records.

  • The initial down payment amount is wired, which must originate from the investment vehicle you wish to purchase the property (US LLC, US Trust, or Individually/Group Owned).

  • If payments are required, depending on the payment terms, you would pay those while the property is being constructed.

  • The Mexican Bank Trust or Mexican Corporation will be created during this construction process with the assistance of our legal team and the notary. These fees are the responsibility of the buyer.

  • Upon completion of the property, you would close on the property at the public deed which is then recorded into the registry by the notary and pay any additional amount due upon closing.

  • Explore and select your dream home at Cosmos, considering factors such as location, property types, and current market trends.

    Verify and finalize a purchase agreement with the seller, ensuring that all terms and conditions of the sale are clearly outlined and agreed upon.

    During the closing process, which typically involves transferring funds and signing legal documents, our team will guide you through each step, ensuring a smooth and seamless experience. If purchasing a pre-sale property, this process will occur after the Trust has been established.

    Rest assured, as your villa is under construction, we will assist you in establishing a Trust. In restricted zones like coastal areas, foreigners are required to purchase property through escrow (Trust), providing you with legal ownership and peace of mind.

    Once your villa is complete, simply provide all necessary documentation to the Public Notary to finalize the property deeds, ensuring proper ownership and protection of your investment.

    Stay informed about tax considerations related to property ownership in Mexico, including property taxes and capital gains taxes. While closing costs may be higher compared to the U.S., annual property taxes typically remain below 1% of the home's value, providing a favorable long-term investment opportunity.

  • Power Outages

    Power outages are common in Tulum. Typical outages range from small blips up 48 hours. When the electricity is out water pumps and community access control also fail. On many occasions, Airbnb guests can’t gather their luggage and find other accommodations if their property has an unmonitored gate.

    Septic Systems

    Most communities use septic systems in Tulum. When an Airbnb guest flushes bleach, hygiene products, or other materials; the septic system must be pumped. This incurs unwanted odors, ecological issues, and costs for the homeowners.

    Water Delivery

    Water is delivered by truck in many communities. The truck replenishes the water tanks when empty. It is common to be without water for hours or sometimes days.
